A well established independent Estate & Lettings Agent in Hemel Hempstead is looking for an Assistant Property Manager to join their team and take care of a register of HMO properties and cover some aspects of residential property management too – experience as a property manager is essential, whilst HMO experience is also highly desirable.

The role will involve:

  • Working with HMO properties
  • Gathering all documents for AST’s
  • Arranging gas and EICR certs
  • Contract renewals
  • Liaising with the council regarding licencing
  • Introduction to Landlord/Tenants after new move ins, as the Property Manager
  • Check ins/outs.
  • Marketing rooms to rent.
  • Choosing new tenants to match existing tenants.
  • Produce all tenancy documentation for new tenancies.
  • Reference tenants.
  • Ensure CRM system is updated with all communications relating to the Tenancy and property maintenance/certificates.
  • Monthly communal area inspections/quarterly room inspections.
  • Take calls from Tenants reporting maintenance issues and liaise with Landlord
  • Raise work orders with appropriate local contractor for works to be done, monitor and check works complete.
  • Upon receipt of invoices cross reference these with work orders and authorise these for accounts to action.
  • Monitor compliance tasks and arrange inspection Gas/EPC/electrical/HMO license/annual smoke alarm test etc as and when due.
  • Liaise between Landlord and Tenant following the checkout regarding settling the deposit.
  • Assistant to property manager – carryout duties given and stand in when the Property Manager is not in
  • Admin for all new move ins, arrange keys and book inventories
  • Dealing with rent increases
  • Serving legal notices ie section 13 and 21
